We pair institutional real estate development experience with field-proven leadership in complex construction, giving every project the combined coverage of a full team, backed by executive oversight and a proven record of execution.

Real Estate Services

Ferrous provides real estate advisory services as a neutral, third-party consultant, engaged from the Owner's perspective, with the mindset that every project is treated as our own. On select engagements, we're also able to co-invest alongside our clients or serve as a Co-GP.

Fee Development

Retained by Owners to manage a real estate development project as a third-party Development Manager, executing their business plan from start to finish. We assemble and lead the project team, bringing a broad network of architects, consultants, contractors, and capital relationships to every engagement.

  • Full lifecycle oversight from pre-development through Certificate of Occupancy, lease-up, and stabilization
  • Interview, select, and manage design professionals, consultants, and general contractors throughout the project
  • Assemble or replace a project team at any stage
  • Entitlement experience and direct coordination with city staff on permitting, inspections, and approvals
  • Support Owners with legal contract negotiations and AIA forms, coordinating directly with counsel on third-party agreements and proposal execution

Capital Oversight

Once a project is capitalized, Ferrous manages the financial mechanics that keep it funded and on track: overseeing the construction budget, administering lender draw requests, and reporting directly to Owners on where every dollar stands. Budget management is treated as a continuous discipline, not a monthly formality. Contingency is tracked in real time and change orders are vetted before they're approved.

Site Selection & Feasibility

Before a shovel goes in the ground, we help Owners and investors determine whether a site is worth pursuing by evaluating zoning and entitlement pathways, highest and best use, and preliminary cost and revenue assumptions to build a business plan that stands up to scrutiny, giving Owners the confidence to move forward, or the clarity to walk away.

Underwriting & Finance

Ferrous supports Owners through the underwriting process and arrangement of capital stacks, quantifying equity and leverage positions best suited for each project.

Construction Services

Construction Management

Ferrous manages the construction process on behalf of Owners, from early preconstruction planning through Certificate of Occupancy. Preconstruction input on budget, schedule, and constructability helps set a project up for success well before the first trade mobilizes.

We evaluate and level bids across general contractor and trade candidates, then participate directly in descoping reviews with subcontractors to protect the budget before contracts are signed.

BIM & Schedule Management

Ferrous combines hands-on construction experience with fluency in Building Information Modeling, a combination that is uncommon in the field. Because our team has built what is on the model, we're able to identify clashes and constructability issues that a designer alone might miss, and serve as a working intermediary between the general contractor and the architecture and engineering team. Also available as a standalone, third-party service to general contractors who need dedicated BIM and schedule support.

Field Oversight

Ferrous provides dedicated field oversight built on years of general superintendent experience across complex ground-up and renovation projects, covering jobsite safety, daily documentation, and day-to-day field management.

For lenders navigating troubled or stalled developments, we step in as an independent third party to evaluate the project, restructure teams or business plans where needed, and lead the path back toward completion, protecting the lender's interests along the way.
