Ferrous

/ˈfer-əs/ · adjective

containing, made from, or relating to iron.

Named for the metal that carries load without apology, Ferrous Development Partners brings that same character to every project: dependable, built to bear weight, engineered to last.

Operating since 2019 as Kreik Development Strategies LLC, the practice was rebranded in '26 as Ferrous — also Iron's number on the periodic table. Like the metal, we're the structural element other people's projects lean on.

Who We Are

A Real Estate Development &
Construction Management Firm

Ferrous Development Partners was founded by Colin Kreik, who has led institutional-level real estate development and construction management advisory work for over ten years. His real estate career spans from the markets of New York City to Los Angeles, and finally San Diego. Most notably, Colin served as Senior Vice President of Development and Construction for a third-party fee developer contracted by IQHQ REIT. His executive leadership role was for the development of the Research & Development District (RaDD) in San Diego, one of the largest ground-up life science campuses ever built in the country.

With the rebranding of Ferrous, Colin has brought on Dave Del Rio Jr. as a consultant to the team. The two met on the RaDD project, where Colin led development and construction management while Dave led the vertical construction in the field as General Superintendent for the project's general contractor.

Ferrous Development Partners advises owners and investors through the full lifecycle of any project, and we understand what it actually takes to get a building built, having sat on both sides of the table.
